How To Get Top Dollar When Selling

In my experience, there are two ways a seller achieves an exceptional price when selling.

The first is a buyer who wants your home knowing they are paying over and above what it is worth. This buyer will have a sentimental, emotional or financial tie to the property. They might be a neighbour, a past owner or buyer who grew up in the neighbourhood (or even in that house).  These buyers will pay well over market value to secure the property prior to going to the market.

The second is by far the most common scenario and works well when the owner puts all four of the following key points into action.

  1. Property presentation

This is vital and so important.  The first 5 seconds is very important, from the moment the buyer sees your home, whether online or arriving at the property. A positive immediate impression drastically increases the mindset of the buyer while viewing the property.  This is seldom expressed to the agent as buyers often don’t wish to show emotion or their hand. (However, a good agent will spot what is not said and from body language)

Walk outside to the front of the house and stand at the very spot anyone approaching your home first sees it.  From this spot look slowly at everything. The lawns, garden and fencing and consider what may need maintenance, pruning, shaping or weeding. Now look at the house, what needs cleaning, fixing or painting? Exterior staging can also make an outstanding first impression with plants offering the right form and ideal positioning. On entering your home it’s the same as the exterior. What will immediately catch the eye of a buyer when entering each room?

A super clean home helps a lot. Less is often more, so remember to declutter.
